What would you answer on question 3 and 4. Here are the photos I have of the bldg and the “proof”:roll: the guy gave me. There is no attic access. Inside ceilings popcorned concrete. I am very curious in how you guys who have done hundreds would handle it.

I would not consider an old wind mit form as proof. I would answer “no attic access” to both questions until better documentation (blueprints, etc.) are available.
I had one very similar to this today. I cringe everytime I see these types of townhomes. I’m waiting until the blueprints are available to complete the report.

mwagner, I think I know what it is but I cannot verify it so I put no attic access on both. I told him to have the roofer who did the work verify what was there and even sent him a blank form to use. The guy thinks I should have went onto his roof for some reason. I never, never, never consider an old form anything other than crap.
I just love hearing what agents tell these folks.

If these are four unit townhomes and each unit ower is resposible for each portion of their roof covering (with no seperation between coverings) a real nighmare. If these are that type of building I beleive they were built by Malt Brothers Developers and they are all over South & Southwest Florida. I have done many of these, and put “No attic access” for 3 & 4 !

So not for nothing but question three should be easy, would you not just use the Zircon to identify the reinforcement of the concrete. The ceiling below in the home is concrete,Yes?
As far as the roof attachment, that cant be verified without pulling a mansard shingle or punching a hole in the closet of the master bedroom.
Ohh sorry I just read that you would not go onto the roof…I was on one today, and last week, It only takes a few extra minutes to get that done.

I have no problem going on the roof. I just did not feel it would accomplish anything. The client never asked me to go on the roof. He came up with that when he was b i t c hing about no attic access. That would be a good idea to use the zircon on the ceiling inside and take a picture of it. I never thought of that. Thanks.
I think its just a numbers game, You are going to get those that are upset when the agent says they cant give any credits because of lack of access or documentation.
I had one the other day that was convinced she was going to get every credit possible, she lost the roof credit, shutter credit, hip credit. The agent called me and wanted to know if I would give a refund because she could not write a policy that saved her money. NO MAM.
I cashed her check before I gave her the report!
Just what I try to do. Make sure you do it at their bank. If you do it at yours they cans stop payment and then you get the fee on top of losing your money.
