What size was the house?
There ain't no way any of us in the northern states would see that. The best it'd be capable of is November or March heating. March might be pushing it...April heating..yeah that's it April.

I confess that four zones for 1450 square feet seems extreme as well.
It has four feeds w/ zone valves; four returns. Looks like a boiler to me.

Yes,it is overkill.
So is the dual heating and A/C.
This home cost almost twice what a "normal" home would cost in the same area.
I guess they do not want there feet to get cold.

Why? (Other than 'It just isn't capable of both up there'.)
Those water heaters are made for that and have a separate internal loop for the heating system water.
