Good morning to all. I am new here and I am wondering if anyone uses Apps to do their inspections and if so, which one have you found to be the best. Also curious if there are any that incorporate the InterNACHI SOP?
Hello Michael,
Welcome aboard !!
You will want to search the different report writing software. Maybe start here.

Many of the report writing software provide their own app for data collection. I use Tap Inspect however what I like may not be what you like. It’s kind of like asking which auto maker is the best as the answers are very subjective. Good luck to you.
We currently use Home Inspector Pro.
Thank you so much! I will check this out!
I have been checking out the app called Scope. It seems easy to use and very comprehensive. Let me know if you have any thoughts or experience with it.
Michael, can you post a link to your inspection company?
The website is under construction right now and I am waiting until I finish certification, but you are welcome to check us out at IFChomeinspectios.com. Please be patient as this is a new direction I am taking my business and the site and marketing are still under development.
Thanks, I was just curious. We have had software developers open a new account, enter the forum, and try to subtley promote their services.
You link is missing the letter n.
Welcome Michael!
FWIW I use 3D and have been for almost 23 years.

As with most if not all inspection software programs, you can set it up and manipulate the software to look any way you want, this also includes reporting to any SOP whether that be InterNACHI or you’re state SOP if your in a licensed state.
What I like most about 3D is that I own it. I pay a $149.00 annual fee that pays for use of MS cloud, any updates, and support if needed.
Thank you! Slapping forehead!
Can’t say enough Homeguage. Interactive. Very versatile. You can make your own templates. Can add videos. And I provide links from my website specific to each inspection. Really boosts SEO.

We are using Home Pro Inspector but we are working with Spectora to upgrade their software.
Take this for what it is, but my theory and what works best for me…I do jobs and just take photos - lot of photos!!! Put it in the report when back home and make comments. If you get too focused on trying to do the report while on site and through an app, you will take forever and agents will hate a 7 hour inspection. Get good at inspecting first, and then tweak it as you see fit, but you will provide a much better service with reporting while done.
A client does not want to pay for you and your time for fumbling though an app or your phone. They want to see you getting in to the home and looking at the details that matter.
Most inspectors do. The app and software options available will make your life much easier compared to trying to produce a report using pen and paper or a word processor. Also, most of the software options come with a bunch of other time-saving and handy tools.
I personally use Spectora, which has worked well for me.
Thank you for this feedback. It is great to hear from people that are doing this in the field already!
For the record… what other software programs have you actually used, and not just at home, while not under pressure to “git 'er done”!??
