Ledger rotating or pulling away from the home. Hence why we have new ledger pattern requirements. I would love to pull that siding off to expose the condition of the rim board.
Yep. Bolts should be staggered per the following diagram (adding for clarity). I expect that the staggered pattern helps in three ways: 1) improve torque strength of the ledger (what we are likely seeing here), 2) help protect against cupping that would likely disrupt the integrity of the joist hangers, and 3) help protect against the ledger board splitting along the bolt line.
Ha, the idiot that built this deck and attached it through the siding with no flashing probably didn’t even use bolts. They are probably lag screws. The lag screws could have been short, over tightened, or only hit sheathing if the floor system are floor trusses. Could be anything at this point.
