That’s what I’m sayin’! I see 3 tab shingles that are well over the 13 year mark that are doing just fine. Who came up with this number - It was on the life expectancy chart that was posted by Roy.
For some reason I cannot open the file. But even so, there would be different life expectancies from the north part of the state to the south part of the state. I would think we would have less of a life expectancy down here in Miami than up in the northern part of the state. I have always uses 14-18 years as a standard. Problem is, according to Citizens, anything over 15 should be replaced, yet they state on their site that they will go up to 25 years. Ten years is way off the realm. Like I stated earlier, anyone using that age bracket is short changing their client.
As a general rule, I just take off 5 yrs from the warranty maximum age…a 25 year shingle will most likely need replacement in 20 yrs for Florida installs. Depends a lot on the manufacturer too.
What I see is insulated aluminum “Elite” panels with “Peal and Seal” on the seams/joints. It looks like someone has coated the Elite Panels with an elastomeric or acrylic coating. Are there issues with the roofing system? If not, why does it matter?
