I’m sure you guys saw that the sheetrock is wide open (so the supply pipes are exposed) behind the water heater in the garage.

What you can’t see in the picture is that the sheetrock on the other side of the wall (in the laundry room) is also wide open to expose the supply pipes about a foot below the opening in the garage.

On top of that there was a supply pipe leak dripping on the gas valve so that it was completely corroded. No TPR discharge tube…the list goes on. About the only good thing about it was that it was on a sturdy stand that was more than 18" off the ground.

This is definately a disaster waiting to happen. I called the owner over and explained that he had to address these issues immediately.


Funny; Jeff, maybe this was a High Efficiency unit and does not need venting to begin with. ha. ha.
