One more question:
Assuming I do the pre-listing inspection, and say I find a list of issues.
The seller wants to do and does a lot of work based on the report and now wants a “new” report without all the bad stuff in it uploaded to this NACHI system.
What then?
A. Does the seller pay for a whole new report?
B. Does the seller pay for a re-inspection?
C. Does the seller paying no longer make InterNACHI the client?
or
D. will InterNachi pay me to do the re-inspection?
I was thinking the same thing.
Just like with www.MoveInCertified.com inspections, the seller certainly has the option to hire you back to reinspect the repairs he made, but generally they don’t. Instead they simply attach the repair invoices. And perhaps we can provide that service for them, whereby they can attach addition subsequent documents to the download. Good idea actually. I’ll work on that.
One thing inspectors need is to be represented by a national organization that puts their best interests first. The realtors have this and we do not, not yet anyway. Internachi of course does represent us but is eclipsed by the NAR, but I see this changing.
Having said that I can get behind any program that elevates the profession of home inspectors. We are mostly underpaid and have no recourse for inexperienced lowball competitors. And we also are influenced by the realtors who see us as a mixed blessing and often a curse.
The free inspections deal have some problems as its not much different than Home Adviser or Porch in that if you play your business model will be the programs model. Better than no model but this offering seems to lack nuance.
I’d say give it a shot and I will stand by Internachi as this plays out but right now I’m hearing the sizzle but can’t see the steak.
In conclusion I am happy to be part of a group that isn’t static so lets break some eggs and get an omelet going.
We’re working on putting it all together. One of things I want is for the buyer’s inspector to have access to the seller’s inspection report. Two heads are better than one and the buyer’s inspector might not otherwise notice something that is already noted in the seller’s inspection report. This is very beneficial to the second inspector and further reduces his/her liability.
We’re also working on a Terms-of-Download to prevent the consumer from ever relying on our inspection report or suing you. And it also reminds them that they should get their own home inspection performed. We should have that legal language by the end of the week.

Question, will there be a time limit on how long the inspection is good for. What if a pre-inspected home is on the market for 6 months would the inspection be good or would follow ups need to be done to keep it current?
