Macomb MI, leaky basement poured walls, homeowner talks about sales scam

i cut the drywall after video in the area he got water in, three deteriorated leaky rod holes and some mold, cost $90… he replaces small section of drywall

Were’nt the rod holes previously patched.?

Marcel, very, very poorly.
Here’s what happens pretty often when they build 'em, the sub sticks a cork (like in a wine bottle) in each hole, they then slap a little mortar on the inside and outside, not much, maybe a 1/2" or so. Some of the rod holes have ZERO mortar on–over them, just the cork inside and they usually ‘damproof’ the exterior of walls = not enough, will NOT last, will begin to leak just like these and he, like many others will have MORE leaky rod holes in this wall and other walls because of the same sorry weak attempt of sealing 'em from the get-go.

Blame the sub yes, but also blame the builder and-or city inspectors for their weak follow up.

The Builder is the first in line to control the sub.
It’s always the fastest way and cheapest way to make a quick buck. :slight_smile:

i decided not to bother taking another video of three lousy rod holes and the mold as he wanted me to do a few other rod holes in other areas and i was coming down with pneumonia on this day (feeling like shtt) and have previously taken many videos of this exact problem over the last few years with little if any response from anyone about rod holes.
If someone doesn’t believe me then call me and i will give you his number and you can ask him, i explained to him he will have MORE leaky rod holes on this wall and other walls in future, oh yes. I simply did what he asked, I explained it would be best to remove the drywall in all areas…where the upper and lower rod holes are to check them all and then pack/fix any that are… about to leak. Call him, ask him, he’s a good guy.

If one looks at these rod holes they’ll see SOME of them had zero cement/parging and NO tar/mastic, just a cork.
Some rod holes had some tar slapped on, around 'em.

Pouring new concrete so the slabs pitch better away from the house or raising and sloping the grade or installing interior drainage systems don’t repair/waterproof any of these exterior openings, won 't keep water off-of, out-of wall cracks, nope. SCAM, always has been n always will be.

Here’s another from Macomb, listen to homeowner…they wanted $20,000–25,000 for an interior drainage system etc, he is mistaken when he says they were going to waterproof the exterior wall, NO, lol, they were going to put in some exterior drain tiles around the concrete patio which was around the chimney.

He hired us, we waterproofed the exterior chimney walls… about 13 x 7’ deep and saw cut the concrete (did not replace the 18" x 13’ strip) for $1,950 which stopped the water from entering multiple exterior cracks in chimney walls INSTEAD of spending $20,000 on an interior system and sump pump that would have allowed water to continue to enter, hmmmm. Anyone want to call him, shtt, don’t believe old Bubba, that’s fine, then call the homeowner i’ll give anyone the number

Actually, I wanted to see how much mold was in the wall. It might be the reason your coming down sick. Think about it. Cutting moldy walls open without a respirator. Just looking out for ya my friend…

Biz is good. Just returned from the S/W corner of the state after completing a commercial building project… Ran into one of your finished projects in SCS, a few weeks back. Nice job!

There was a decent amount on the foundation wall (after cutting some drywall), I didn’t cut off any of the lower drywall hence didn’t check any of the lower rod holes in same area because the homeowner did not want me to lol.
