While you are driving around between inspections, stop at a house that has a “for sale by owner” sign and knock on the door. If someone answers, tell them that you saw their sign and realize that they are moving and if it is in the area you would like the opportunity to inspect their home. They may also refer you to a potential buyer.


If they are not home, leave a letter and a brochure. The letter should be something along the lines of what you would say to them.

Good post, I don’t know about down in sunny Florida, but up here the FSBO market is growing fast, also up here there is alot of promotion of e-comerce agents like “I sold my house for less.com” They are taking an increasing market share with those who belive that Brokers are charging too much for their services (6% around here).

In addition to what Eric has mentioned - I also would not hesitate to discuss the pre-sale or pre-listing (whatever you call them in your area) inspection and the advantages of such inspection for their current home.

May I interject a word of advice regarding FSBO’s?


In NJ, those individuals applying for licensure are being asked to supply the names of the Realtors (as well as attornies) for each home inspection that they submit to document that the fact that they have indeed performed 300 inspections.

There is literally no mention of this requirement in the law, the rules, or the application; consequently, home inspections on FSBO's may or may not be considered "home inspections" in New Jersey, despite the fact that there is nothing that even states that a home inspection must be only for pre-sale purposes.

Therefore, forewarned is forearmed; those of you who are indeed performing FSBO inspections, please protect yourself and make certain that you do all that you can to document the fact that the house is indeed "for sale", such as pictures including the "For Sale" sign, a classified "For Sale" ad, perhaps even a signed statement from the buyer and seller if at all possible. Since the ASHI initiative may also reach your state sooner than later, learn from the trials and tribulations of your fellow New Jersey Home Inspectors and know that the ways in which licensing boards can cut the numbers are indeed legion.

Joe Myers is absolutely right. You are too talented NOT only for us home inspectors, but also for "those" who assumes and presumes to know every thing. Your explanation about the NJ HI law is so explicit and described so well that is inconceivable how "many" cannot distinguish the real truth.
With respect to Joe demand, you should write a book NOT only for Joe, but for every one of "us" so becoming rich and/or famous, we going to give up this manipulated profession.
Please let me know if that is possible, I don't want see only Joe rich and famous!!!!!!!!!!!!!!!!!!!!!!!!

Thank you both for such kind words. Perhaps I should indeed seriously consider your joint suggestion, and write a book about the gradual take over of the entire US home inspection profession by a supposed not-for-profit organization; there certainly is a lot to tell, however, something tells me that quite a few people will find it difficult to belive that it is all fact, and not fiction.
Perhaps a "tell-all" book is exactly what the profession would need in order for the ASHI initiative to be exposed to all, and stopped dead in it's tracks.
Let's all try to think of a title that would be not only fitting, but very eye catching, especially for the various legislative bodies throughout the country.
I'm open to any and all ideas. You could all have quite a bit of fun with this. Suggestions?
