Possible new inspector

Looking for honest feedback, I have 30 years of HVAC construction experience, the industry just isn’t what it used to be. Looking to change my path. Thinking about getting state certified as a home inspector. I live in South Florida area.
Just looking for information / feedback on working as home inspector. How is the career outlook for this industry?

Perhaps you should consider relocating to another state that doesn’t have 10,000+ other inspectors begging for work in sh*t market conditions!!

Yes, and don’t forget all the “newly minted” HI’s this org and others keep cranking out to carve out some slice of the (now smaller) pie.

So let’s look at this data.

There are approximately 4,200 inspectors fighting for 17,000 homes in Nov. 2022. That equals approximately 4 inspections per month per inspector.

Keep in mind some inspectors are doing 20 a month, therefore many are doing zero. Lean times.

And to boot, the percentage of closed sales having an inspection involved is not 100% (in my opinion). :smiley:

Which is also about HALF of how many were active about 10 years ago. Think about that for a spell.

Appears I struck a nerve…lol. The A/C business is the same, only we have to fight unlicensed contractors giving honest people a bad name.

I think you struck the honesty nerve. Many inspectors across the country are earning hand to mouth money right now. And when I look at FL (I am in GA) the stats tell me it may be worse.

You’re more than welcome to go for it, but I’m warning you that are a ridiculous number of HI’s in our State, and in S. FL especially, with a steep drop in real estate activity.

You’d be in a tough uphill climb, so have the financial resources to pay for all the usual start-up costs and secondary income to live on while you fight for market share.

It can be done. Now is just not the ideal time to do it. But if you are patient and good at marketing, you can make it work eventually, in my opinion. :+1:

I see a few companies in my area looking to hire HI. They advertise you could earn up to 400 a day.
I realize the road would be uphill until established. Thanks for your knowledge it is appreciated

He is likely at least 50 years old.
How long is “eventually”, and when will he get to retire and enjoy life on his terms??

I almost guarantee you the OP doesn’t feel anywhere near 40 if he’s being honest with himself!
30+ year tradesmen have been busting their arses and feel every ache and pain. You Ex-GC’s just chomped down donuts and sukked coffee’s at the local diner or in your fancy crew-cabs while the real men worked!!

I think you got the wrong hombre as I have never been a GC!
