I’ve been working through the InterNACHI pre-licensure courses required for Tennessee (90 hours) since last Fall and I’m nearly done with just 3 classes remaining. For my state, I will need a passing score on the PSI Online exam before I can get setup with insurance and pay/apply for my state license.
Before trying to tackle my first inspection on my own, I think going on a few ride-alongs to shadow/assist experienced inspectors would be extremely valuable. I’m located just East of Nashville so if anybody in the area is willing to have me tag along I’d be grateful. We’re also looking at possibly moving out to Knoxville and we’re out that way every now and then so that could work too.
A bit about me: I’ve been active duty in the Air Force for the past 12 years and feel like it may be time to part ways with the military to try something different. I have experience doing residential framing and remodels so much of the InterNACHI training is material I’m already familiar with or otherwise naturally interested in learning about. I currently work pretty normal M-F schedule, although I do get a few down Mondays and have most weekends free. I’m also a strong proponent of on-the-job (OJT) training, which is something I feel the military has got right and excels in.

Berts a great inspector but a hard ass. You better have a good reason ready for why it took you nearly a year to (almost) complete about two weeks of training!!
I have a couple inspections on Wednesday in Knoxville if you want to get some experience. Both are vacant houses so they are perfect for taking our time and discussing the issues we find with no rush to get out and let the sellers back in to their home.
One is a 1943 ranch, with a crawl space
The other is a 1981 two story with a full basement.
Both are flip-houses so they look new inside but I expect to see a lot of interesting things in the dark places homebuyers rarely look. Should be a fun day.
Exactly what I’m thinking. The second one looks great, but is priced at $88/ft² so I’m expecting to find some good stuff on that one. Will pay special attention to foundation and roof structure, fire damage, rot and stuff like that that a buyer might not know about.

I was able to follow @bhull1 around on both flip house inspections last Wednesday. It was well worth the drive out there- learned a lot about the process even from just two inspections. He’s a great inspector and took time to answer every single one of my annoying questions. Will most likely drive out there again to try and see more!
