We bought another home under the Buy Back program. We're selling it at a steal!!!!

Most of the time. And we use that agent to buy the home too. The agent that referred the participating inspector ends up with 3 commission checks. You can probably guess who that agent’s entire office uses for inspections from then on.

Getting DeJa Vu

Wasn’t there a home in that area at a dead end rd with a farm field in back same as this one about a year ago that was a buy back ?

The very first home bought back was in Kansas if I recall correctly.

And from my limited experience in driving through Kansas before, a farm field in background is a vast majority of the state.

I had to go back and look at the date of the post. I thought this was from last year that someone dragged up. Isn’t this the house of the women for the buyback testimonial from last year? Maybe they all look alike in Kansas and I’m confused…

Explains why Nick didn’t answer my request for the rest of the information. Also explains the “no inspection”.
Par for the course, it was expected.

Buyback of a buyback!

LOL…no collusion there

Doesn’t matter how good the inspector is, let’s refer him because he makes me money. The ole’ “you scratch my back” mentality that’s ever so present and popular with agent referred inspectors.

LOL I knew it .

Yes.

Yes. It’s at the end of a cul-de-sac.

I don’t have any other information.

We bought this home as part of the Buy Back program. We rented it out for 18 months to a military servicewoman. She has now left. We put it up for sale for what we paid for it which is what she paid for it.

Again, we never inspected it.

And people wonder how they get a reputation for being “shady”.

Just sayin’!

I’m still lost. Why should we inspect it? We’re not buying. We own it.

Sounds like you’re worried that there is something horribly wrong with the home. Is that it? If it is, hire an InterNACHI inspector who participates in the Buy Back program: www.nachi.org/buy to inspect it for you. That’s what the previous owner wisely did.

This may be the opportune time to show off and tout your MIC program. Just a thought.

Josh does have a point there.

Maybe I’ll buy it. I can’t buy the materials to build that house for $133K.

We just dropped the price: http://www.realtor.com/realestateandhomes-detail/1665-S-Wooddale-St_Wichita_KS_67230_M83791-68912#photo18

If that house was in my area I think I’d buy it in a minute

It’s an $800K home in Boulder.

It’s a $5M gulf front in Naples.

It’s less than a $132,000 home in Kansas, seeing as it hasn’t yet sold.
It is only worth what someone is willing to pay for it, so the question remains… WHY hasn’t it sold yet? What is wrong with it?

That’s what ever “woulda, shoulda, coulda” says when presented with an opportunity. They only act if everyone acts first, and by then it’s too late. Look how much money the guy made on the last property we bought back and then sold under market value. He made 30% almost overnight. That’s a lot of coin for signing some papers.
