We bought another home under the Buy Back program. We're selling it at a steal!!!!

On Facebook the front pic looks like the one from 1.5 yrs ago in Wichita, but from the back they look kinda different.

Is that 2 in Wichita ???

The first guy missed a foundation issue, it was then reported by a second inspector. It was inspected again, maybe not by internachi, but it was inspected if I remember correctly.

Yes, foundation cracks in the front wall is what the participating InterNACHI member’s client said the inspector missed and what triggered InterNACHI to buy the home back. We rented it for 18 months at $1K/month. The tenant moved out. We listed it for sale at $133K and like all homes we buy back, we drop the price by $1K every week until it sells. It is currently for sale at $131K and as we do with every home we buy back, we offer to financially help any InterNACHI member who wants to own it.

If you are worried about buying it, I recommend you do whatever wise buyer does and have it inspected by an InterNACHI member who participates in www.nachi.org/buy That way you can sell it back to us if you don’t like the property.

Any real estate agent who allows their client to buy a home without the protection of www.nachi.org/buy should be hung from a bridge by the neck until dead.

It’s an entire house in a great neighborhood for $131K, so act quickly. It won’t last long.

Great investment IMHO. If it goes much lower, I’m going to buy it myself. It’s like a $400 mortgage payment or something.

Didn’t you have the home inspected again by a second inspector? I remember looking at the report that was posted on the site, unless this isn’t the same house.
If my memory serves me, the home had a foundation issue, the first guy failed to report, which is why they walked.

I don’t recall having it re-inspected. It’s possible we did though, but we don’t have it. If you find it, please post it.

But regardless, you certainly should get your own inspection done as that was a while ago. We did a video on it at the bottom of www.nachi.org/buy but it doesn’t show the cracks. We will pay you to have a fresh inspection or an engineer look at it or whatever you want. On us.

I wasn’t going to ask this, but it begs the question. If an INACHI inspected it the first time and missed items (maybe critical) why would I want another INACHI inspector to inspect it again?

Three reasons:

First, the first inspector didn’t really miss anything within our SOP. We bought the home anyway.

Second, only InterNACHI members can participate in InterNACHI's "We'll Buy Your Home" Guarantee So if you want the protection of the program, you have to use an InterNACHI member. Any homebuyer in the U.S. or Canada that doesn’t avail themselves of the Buy Back Guarantee is nuts IMHO.

Third, it’s a killer deal. $131K only. I’m certain this will rent out for at least $1K, so I suspect it will sell soon without us having to drop the price much. And we’ll pay for the inspection for you.

Here I was thinking the whole time it was only 1/2 or 3/4’s of the house, but the entire thing? That is a steal.

The client we bought the home from moved across the street with her kids because she said it was one of the best streets in Wichita. She still lives there. It’s a culdesac next to a school.

I recommend you make a generic, 30 second buy your house back guarantee you tube video that participants can post on their web site. I would use it.
