I was tired of yelling and ranting on the site long ago. That’s why the end learning game for me personally was to become a mason. very civil crews for the most part as compared to the other trades I facilitated in.

#2. Didn’t mean to miss your point/a place for interior system-sump. Here in MI through 36 years there has been about 5 homeowners (I think its been 3, whatever) who I could not help, could NOT 100% identify their problem(s) and I most certainly explained they may indeed need an interior system and sump pump.

ALL others had 1 or more exterior problems and the ONLY correct/true repair/fix was on the exterior (other than lateral line clog/back ups etc), again spanning 36 years.

That includes basement leaks/seepage in some big/deep buildings, back porches, garages etc.

Yes sir,there can be a need for an interior system and sumps but that is the VERY LAST thing I ever recommend to anyone.

Always BEST to find/locate/identify where the water is getting in and then, I dunno, maybe STOP IT! :wink: :mrgreen:

Capizzo Construction applies the same approach, so does John McEwen in CA, I don’t want to speak for Mr. Steve in Ohio but I do believe he does the same.

I know Capizzo fairly well and have spoken to John M in CA and those 2 EXTERIOR waterproofing contractors have ZERO customer complaints and if one likes, add my dumb az/years to theirs, that’s a lot of years, a lot of homes/basements that used to leak/seep but were waterproofed on the exterior (only), zero complaints.

Am sure there are a handful+ others who do the same thing throughout the country.

BIG DIFFERENCE is (obviously), when inside system co’s go to peoples homes to give them estimates etc, they almost always/and many co’s always, give less than 2 craps where the water is actually entering and what really caused the crack, leak etc and tell, sell all those homeowners interior drainage systems when that is NOT w t hlll they really need.

And most often they all want to sell these homeowners much more than is needed to fix the dang problem! They try and sell them interior systems for/along ALL 4 walls when many of these homeowners ONLY leak in 1 or 2 areas. Many/most HO’s just want the 1 or 2 leaky areas,fixed. Many do not have the cash to fart around and get bs’d into all 4 walls

If these inside system co’s are so trusting, so honest then why tell/bs many homeowners into much more junk than is needed.

Yeah sure right, a few more homeowners in NJ swamp land or Warwarsing NY etc will likely need an interior system due to, at least in part, the AQUEDUCT… but even some of these homeowners will need x-amount of exterior waterproofing done because, that is also part of their actual problem/leaks in basement.

Other than basement back ups/clogs in lateral and city main problems etc, MOST people’s problems/leaks/seepage in due to cracks, openings etc on the outside and so too are their solutions.

Lots of lies, myths, misrepresentations etc about basement waterproofing and more people than not will spend MORE money on the inside system crap versus finding and then fixing their problem(s) on the outside.

What is that limited life span?
We have 2 century old brick structures here that need occasional maintenance and repointing but if kept up they are fine.
Go to Europe and you’ll find much older.

Loved all the comments but especially the following,
‘The homeowner was ripped off’. They sure were.

‘Building inspector inept’. He/she sure is.

‘Realtor, HO, build’g inspector all seemed satisfied’. looool!
That’s all because, they do NOT ‘get it’, they don’t understand this subject, like most!

There are many building inspectors (plz don’t get me going on the realtors!!! lol)
just like THAT one, inept, incompetent, ignorant on this-subject so, when many of these cities and city inspectors tell me crap like, 'Oh you need to pull permits so that we can PROTECT the homeowners" is obviously just more blllshtt, incompetence.

some Nachi HI’s GET IT, and OBVIOUSLY some Nachi inspectors do NOT.

why don’t some home inspectors WARN BUYERS of this bogus, incompetent crap?

why don’t some home inspectors tell homeowners the TRUTH, the FACTS, why skirt and omit the facts to buyers?

When home inspectors come ‘inspect’ your foundation walls and they see these wall anchors, why don’t they bother to inform homeowners that when the rod were forced/pushed through these walls, it CAUSED more openings in the exterior of the foundation walls as you can clearly see in videos, we have seen this on EVERY house where wall anchors were installed, usually with a bogus interior drainage system that didn’t STOP the water from where it is first-entering, can you say mold?
