I don’t know how many of those are still in business. But they do have a folder with those plastic pages in them with the sections for cards? And they have probably 20 per page at least, and they have I would say at least 10 -20 pages in there.
Like I said, many may be out of business, but at least they are being fair. And I find them ethical because of that as well as knowing them on a personal level before I ever dealth with them in a professional capacity.
Oh, and there are HI’s in Seattle, Portland, and lots of other places that send their cards up here. Not quite sure why.

I have many that are the opposite though. The ones that are trying to get as much money off the sale price for their buyer, so that they get more referalls. They are begging me to find more stuff wrong. Those agents are the best, and I know quite a few. But all in all I just don’t run into many bad apples. Maybe it is the difference in our markets.
I met with the buyer this morning and she started to cry when I went over the report. Man, I have been doing this since 1988 and full time in 1990 and I can tell you I have not had a client cry before.
I went over the things I found and they were desparate to buy this house as they were renting and really need a place to call home.
Man…I feel awful for them. The RE Agent told them if they had gone with the HI they suggested , they would have gotten a CLEAN report and no problems…so SAD !
Don’t feel bad. Home inspectors don’t pass or fail homes. We just report what it is. It’s still up to the buyers to choose to buy the home or not. It sounds to me that they are choosing not to buy the home. I guess I don’t understand why you are feeling bad.
lol…Been doing this a long time greg…I feel bad because I know the people’s personal situation as they were the clients at the kennel. Long story but they really were attempting to BUY without really knowing what is their.
What I feel BAD about is they placed their trust in the RE Agent and he point blank told them if HIS inspector would have done the inspection these things would not have come up…thats why I am sad.
Clarrification…I am not SAD at what I presented to them…lol…Just sad at the comment the RE Agent made to them after the report when the things wrong were VERY obvious and the MLS says remodeled but done without permits and by the exteme DIYer trying to hide things in wads of insulation and so on.

I was skeptical when you first posted this thread. Now that things have played out, and their RE agent has told them that his inspector would not have revealed these defects, I have to fully agree this agent is corrupt as you predicted.
If they decide not to buy the house, I hope they can see that their agent is not representing their best interests, and they move on to find an agent who is.
There are lots of times when I have inspected a home for buyers, when the house isn’t the one for them, has tens of thousands in repairs needed, and the seller will not budge. They are upset at the moment, but later find a better house, sometimes with better terms. And looking back they are really happy that things worked out in their favor. Hopefully that is the way things will play out in the long run for your clients.
Oh…no DOUBT…just as an Educator I see ALOT of this and we try to reach as many as possible and this is a local guy whom I know and is USED alot by RE Agents…probably 10 to 1 ratio …so as you see it is a mixture of RE Agents and Inspectors and so on…none are perfect I guess.
WHEW…I am SO glad now you guys see as this was a start to finish experience i wanted to post. From the starting comments to the ending comments the RE Agent made and now in working with the Inspector you can see why I have this feeling…
Sad thing is in my area it is a HUGE…you scratch my back I will scratch yours approach and they know I don’t cater to it and well I am known as the ultimate deal killer…but I don’t try to be.
I could just not sleep at night in my electrical company or Hi Business selling someone a CRAP filled report and a bunch of FLUFF to make everyone happy.

CJ I don’t agree with that all together. I never met the RE Agent and these statements were made before I met him to try and get the client to use HIS HI so has nothing to do with being professional.
Now…I look VERY professional, my reports are second to none and so on but in the end…it was the RESULTS the RE Agent did not like and made the statement his HI would not have those things in his report.
I had NOTHING to do with the process accept answer the phone from the client, agree to do an inspection 2 days later and then give her my report the next day…done.
P.S. The seller said to the RE Agent ( my client heard this ) that he expects the HI Report to be clean. Yet I found alot of issues in the home not withstanding the guy did a remodel without permits and selling it on the basis of a newly remodeled dwelling. The panel had ROMEX coming out of it in Plumbing Pipe ( the white plumbing pipe ) and not connected to the box, NM Cable ran exposd from the panel through the pipe and down in to th earth…now I know code and I am taking into account it was built in 1910 but dont do a Half A$$ remodel and try to pass it on to the client as GOOD WORK.
lol…I don’t think I need to hold an educational class on WHY it is not good to run NM Cable directly into the earth before entering the dwelling…ahhh…HELLO???

That’s nothin’. It was 5 deg. F on yesterday’s inspection. managed to fall when I stepped on snow covered glare ice near a downspout. Managed to protect my camerea as I hit the ground. Had to crawl on all fours to get to a spot where I could stand up again. Watch for ice near downspouts. Doh!:shock:
lol…I was kinda just reading over the verbage really, I really don’t market to RE Agents anymore directly. Their code says that BUT they dont consider giving a business card to a RE Agent as marketing to RE Agents.
So basically they are talking about “presentations” from what I gather reading the entire site…they are against an HI focusing DIRECTLY on RE Agents…which to be honest I don’t…they may WANT me as a member…thehehehe…
