Wind Mit & 4-oint Inspections for Condo

I have several years of experience now. I need some direction. I do Wind Mit Assessments and 4-Point inspections for single family homes. I am being requested to do Condo units or even Condo Buildings. I am reluctant to do them. Can anyone tell me what additional training is needed to perform them if any.

Please help. This is becoming an opportunity for me.

In the past a licensed GC or engineer had to sign off if Type II (4 to 6 story) or Type
III (7 or more story) building.

I certify that I hold an active license as a: (CHECK ONE OF THE FOLLOWING)
General or building contractor licensed under Section 489.111, Florida Statutes.
Building code inspector certified under Section 468.607, Florida Statutes.
Professional architect licensed under Section 481.213, Florida Statutes.
Professional engineer licensed under Section 471.015, Florida Statutes.

Here is the form.

If its a multi level complex, the HOA typically has a wind mit on file for the building.
A 4 point is no different than any other home.

If it’s a side by side condo, with its own attic, just treat i the wind mit like any other as well

I treat any unit in particular as a single unit for wind mit, yes. How about when the whole building is to be inspected, that’s another story isn’t it? And another form?

In the case of 4-point inspections when inspecting one unit, should I ask for the Association roof inspection report for the whole building? Granted side by side units I have considered them in the past as single unit, since each unit has its own attic access (townhouses ie). What form is used for the whole building Roof inspection. Can you tell if Home Inspectors are good to fill in this form?

The bldg is how many stories, how many total units

If you got the assoc master roof inspection report, what would you do with it.

If it’s a multi level building, I just leave the roof section blank, and say “not inspected”
Its never been an issue until just last week. The insurance wanted pics of the roof, which made absolutely no sense because it was a3rd floor unit of a 6 story building.
Luckily the agent was there and gave me a heads up, so I took pics with the drone.

I’m not sure about inspecting a whole building for the wind mit, but I imagine you would have to get access to the attic in just one unit.

You need to use “Type II and Type III Mitigation Form”, depending on the structure.
Type II (4-6 story)
Type III (7 or more stories)

You also need to be:
General or building contractor
Building Code inspector
Architect
Engineer

HI license is not allowed to sign on that form.

What I can conclude is that a HI licensed individual can performed and sign the 4-point Inspection form (form Insp4pt 01 18) and wind mitigation Assessment Form (form OIR-B1-1802 (Rev. 01/12) Adopted by Rule 69O-170.0155) for condo building limited to a 3-story high or lower building. Unless there is a limitation of how many units are in that building?

Photos associated with the roof will be taken using a drone, public records or association records to get the required attributes of the roof covering.

I believe that only applies to the wind mit. I think you can still perform a 4 point regardless
