Wind Mitigation New Construction

The builder used to be able to choose partially enclosed when applying for the permit. When they did this no opening protection was required. I don’t recall exactly what year they took that option out (07-10).

…most likely a condition of switching from SSTD-10 to NIHB.

Robert, I agree with you, just looked it up:D

Most of the homes that I have done opening protection verification that were built within the 2010 FBC code cycle had shutters meeting ASTM E1886 and ASTM E1996 or TAS 201, 202 and 203. Glazed windows didn’t have stickers showing that, so I went with the shutters.

Same here last week.
I advised my client even if not required, they may change carriers in the future.
This way it’s documented if it comes up later on.

MOST inspectors will go the extra mile, show care & help out instead of just being harsh & saying
not our business because it does not benefit us. DUH!

Some insurance companies make common sense decisions MOST do not.

Yesterday I had an agent call and ask if I could modify a report to include a new impact garage door without going to the property. He had permit and door info. I said I could not change my report without verifying it in person BUT that the insurance company can do whatever they want and if the paperwork is enough for them then CAN give the discount. They are always seeming to pass the buck and get inspectors to sign off on stuff without going back when they will not.

Wow!, small world had the same thing yesterday, gave him the excat answer you did. Don’t let them dictate what you do and don’t do.

Insurance companies are getting more competitive, especially for new work. Found out the other day that there are companies out there not requiring 4 pts or a tier system based on age…20yr, 30yr, 40yr, 50 etc without 4pts.

Why not? If the idiot inspector will give a 20 year old roofing system 5 years…then the insurance company will bind coverable on the structure based on that report. If the roofing system leaks within 5 years, the insurer will just redirect Mr. Homeowner to the inspector who said it will last 5 years…YOU!

It’s already happening…

I’ve recently been asked by several agents to perform wind mits for 2006, 2008, 2011, and the latest just this past week a 2013 home. Go figure?

Bert

Its probably for Towerhill insurance, they require a full wind mitigation regardless of the age.

Of the three new structures I have inspected this year…not one qualified for any credit on the 1802 form. I note the applicable details in my reports and inform the client why it does not qualify. Shortly after, the “wind mitigation specialist” shows up and gives full credit…

Not “The” Wind Mitigation specialist!

…one of the many

State Farm is still requiring WM & 4 Pt on anything 6 mos and older. I know there has been a lot of debate on them but the agent I talked to last week said it’s a rule still in effect.
