Home inspector here in Michigan missed obvious water intrusion

It may be an illusion, but I swear I see water stains at the base of the wall in the 1st photo you refer to. Secondly, If I see spray foam between the house and sidewalk, that tells me the homeowner is attempting to resolve a water issue in the area.

the buyer has not contacted HI as far as i know, they have contacted a lawyer i am told

i have not seen the report, no sir. I asked the buyer 10 - 12 times what was on the report or possibly verbally stated on inspection day, they assured me each time the report has nothing on it per the existing defects, leaks easily visible on the inside of basement and some visible on the outside.

per the seller, again was told repeatedly they said water in basement on floor only occurred from basement back up-flooded supposedly. And again, a back up through floor drain (s) that sometimes may cover most of the B floor has NOTHING to do with water that has been getting in through B wall cracks, chimney, B windows, tuckpointing needs. <<-- all have been leaking for quite some time, years. They just bought this joint, been in house 1 week, this was 1st rain within that week

i asked buyers that many times to check, read inspection report before i slapped videos up, she checked n checked n checked report that morning after i left. Now, could they have STILL missed something in that report? Ummm yeah lol, i haven’t seen it, report is at Mom’s house, was not on site. After i left the house to get other shtt done, i called her n asked again… and again, you sure nothing is on report? She said Marky boy, nuttin.

was hoping the HI was on forum so that IF buyers are wrong per report, he could tell us so

the buyers are very pizzed off and told me they are certain nothing is on report and HI only told them 2—things per leaky basement, 1) apply tar or caulk along driveway–house where the stupid FOAM is
2) add more soil in backyard.

and so slapping tar or caulk or foam along driveway will do NOTHING in fixing the actual problems aka defects, (leaks) in that area … why say stupid shtt like that lol why?

and adding soil in B yard or front or side or on top of the roof will do nothing to fix n stop the water intrusion through-around B windows, cracked open mortar joints all way around the house, chimney

imo, if HI is gonna open their JIB per leaky basements then they best have the CORRECT solutions, not the bogus crap he apparently told them, to me that is putting your ass on the line. Why not just tell buyers that you don’t know and you’re not an expert on B waterproofing, foundaton repair and they should call n try find an honest contractor (but i hear some of ya’s there too!! ) They may not find an honest waterproofing conractor!! Right eee O

Lookie, way i see it and have seen it many times spanning decades, the HI could have n should have EASILY noted in report ‘some’ of the ongoing defects, leaks, at the very least and NOT give stupid, weak, negligent supposed solutions for the leaky basement (this goes for any SELLERS too).

Was also told repeatedly there was very little shtt in basement, nothing that would have concealed the leaks in videos.

There is a little paneling up in 2- 8’ ish areas, we pulled back 1 piece n found vertical crack in B wall so HI would not have seen, known about that of course

and there are 3 other vertical cracks that many would not have seen because ‘somebody’ lol slapped mortar on wall vertically (nice n neatly eh) and then painted over em so imo cannot fault this guy for these either.

i know 100 that ‘some’ realtors tell sellers to write on disclosures that they have had water 1 or more times in basement but was due to back up , when they have 1 or more cracks in B walls that leak or tuckpointing needs that allow water in and so on (like this house) and don’t want buyer to know, apparently they think it covers sellers azz

On another note lol, can some see the interior system cons telling buyer to install an INT system when truth is, they need ‘some’ Ext waterproofing n tuckpointinng, the Int system would cost em MORE $ and not stop the freakin water from where the freak its entering

Interesting the HI inspector would give them a cure verbally for a defect he did not put in the report. There is a real possibility he meant to put it in the report and failed to do so. This will be a painful “oops!” for the inspector. :wink:

Brian, yeah i don’t know if he meant to put something in report but caulk-tar-foam along driveway—house is no cure, just like in this short video… the last 10 or so seconds were the problems(deteriorated rod holes), the cure was not the concrete and tar along perimeter on the outside of same area

so this homeowner out $2K ++

all they needed was to plug the rod holes, i charged 'em $20 per HO, there were quite a few so i think total cost was $400 - 500… cheaper than the concrete and tar lol

i offered to show them how to do rod holes themselves, to save a bit more $, they declined

Inspectors claim to do this all the time on this MB!
It is common to “cop out” and “inform” a client about an issue they are not sure of, or are afraid of the repercussions from placing it in the formal report!
It’s really no surprise to me to see ‘less experienced’ inspectors repeat this “advice” that was given out of “the fear factor” of being sued!

Jim yeah man, just had another homeowner tell Marky boy that he used FLEXXXIE along driveway–house (leaky basement) and said, it worked for awhile LOLOLLL. Sir, it never ‘worked’, Nobody found n then fixed/waterproofed whatever the fc your real problem(s) is, that is why you still leak hello!!

Yeah, without seeing the report we really don’t know what the whole story is. I had a lot of houses back in Oregon with basements and I had a catch-all statement about water even when they looked dry. Basically, basements in older houses weren’t built with the intent of remaining totally dry. That is why they have floor drains. If it was finished I’d mention that proper waterproofing couldn’t be verified and future water entry was a possibility. Again, this is all when it looked dry. Things like that vid? Yeah, as someone said, Stevie Wonder could have seen that.

That’s ok, I did. It’s the least he deserves. The truth is that you have NEVER read the inspection report. You don’t know what he reported. You seem to be more concerned with dragging this guy’s name through the mud than getting to the truth.
