Home inspector here in Michigan missed obvious water intrusion

I did not see the inspection report personally, but someone whom I trust did see it and confirmed to me that, in fact, the inspector did not report evidence of prior water leaks or substandard attempts to prevent water leaks, or report restrictions that prevented the him from performing a full inspection of the basement.

It seems unconscionable to me that there was no mention of a condition that was so blatantly obvious just looking at the listing photos alone, whether there was active water leaks on inspection day or not.

We have all probably been in a situation where a contractor throws us under the bus for a condition that was reported but the buyer didn’t actually read the report. I was certain that this was the case here. I was wrong.

I do not know the inspector, but I did reach out to him last week to give him a heads up. Hopefully he does what he can to make it right. Mistakes don’t determine our character but how we respond to them does.

Mark, keep up the work that you do exposing scams and educating home inspectors. If he is open to it, maybe this is an opportunity for Jason to learn from your expertise.

so here were some of the existing problems, defects PRIOR to the sale of the house. They were never fixed correctly-properly and knew the basement leaked prior to sale of house

driveway side wall where they caulked along perimeter house-driveway - these problems were BELOW the concrete

See near end of video, the top of B wall (not bricks n joints) someone slapped 6 inches or so of tar on wall, LOL

Chimney… exterior cracks in chimney walls, we see this all the time, this is where the water 1st enters. Sometimes water coming out chimney chute door etc inside can be a 2-part problems, THESE cracks AND tuckpointing etc needs ABOVE ground

Chimney walls previously done 1/2 assed, they backfilled with all same clay soil and did not apply hydraulic cement before slapping tar on = mistakes

clay soil etc in street getting hauled away, pea stone backfill

somebody previously installed drain tile UNDER the concrete in back, apparently thought they could divert all water from A to B, sorry this is more WEAK thinking, doesn’t work that way in the real world of waterproofing

– so to somewhat sum up lol, seller’s caulked along perimeter of the driveway n house, they put in a shallow french drain, drain tile and then poured concrete on top of that drain tile, along part of back wall and either hired someone of did themselves the very shoddy, weak waterproofing of chimney walls - all BS, all weak, cheap attempts at stopping water from getting in basement and did NOT disclose dogshtt

What is the status of the owners claim against the home inspector? Why didn’t they pursue the “we’ll buy your home back” program?

she said she just found a lawyer about 1 week ago, several recent buyers that called my dumb ass for estimates are doing same thing, i don’t know what’s up with buy back thing
