"How to Inspect Manufactured and Mobile Homes" online course

I have not found the standards of practice to be overly burdensome, but I do find the software helps to be sure you pick up the little items that might slip by until after you have left:)

My first home was a Mobile Home and I have several friends and family who currently live in one. I find this course very helpful because of the attachment I have to these types of homes.

This was an easy one. Double Taps.

Here are some pictures from an inspection I did on a mobile home. This is an old 1973 mobile home that was built before HUD standards came into play. The crawlspace had insulation falling from the sub-floor. The particle board sub-flooring in the bathroom was swollen and separating at the linoleum tiles. There was a crack in the main drain on the exterior of the home. Also, there was a bedroom with inadequate egress, the window emptied into a closed/locked California room.

Here is a picture of a sub panel. This panel had a few things wrong with it.
There is a neutral wire crossing over the breakers and buss bars. There is double tapping on one of the breakers and the grounds and neutrals were connected to the same buss, where as they should have been separated and the neutral buss floating.

While inspecting a homes electrical service panel, found that the panel was not connected to a grounding electrode, there was not a main disconnect, and it took more than six hand movements to turn all power off to the home.

Trying to finish up this course and providing a quick description of the visual inspection I performed on my home plumbing system. The visual portion of the main pipe and valve, supply lines and waste lines appeared to be in serviceable condition at time of inspection. All of the supply and waste lines were not fully visible or accessible at time of inspection.

I have completed 100’s of manufactured home inspection in Lake County Florida for FHA and HUD and Banks and Mortgage companies. Lake county has numerous mobile home communities. these pictures show the front elevation and the ID tags on exterior and on interior or manufactured home. I was certified with NADA Mobile Homes. see pictures

Hello everyone,
I’m beginning the "How to Inspect Manufactured and Mobil Homes portion of this course. I’ll be inspecting a great deal of these in my market.

While performing a mobile home, Inspector noted:

Photo 1- Info plate attached to exterior of west facing wall

Photo 2- Axle and wheels remain attached to the chassis

Photo 3- Block piers capped with layers of random wood pieces; crawlspace dirt is covered with clear plastic. Recommend piers be inspected for stability by a trade professional.

For additional reading, I chose “Barn Inspection” and “Electric Fence Inspection” as these additional features will be present in the area I will be inspecting.

Super mobile home inspection course- I have a mobile home inspection schedule next week, so it was a nice refresher course for me. Thanks again for great information.

Attached is a pic of a RV trailer similar to a mobile home being used as an out-building. It’s still on wheels and not part of the sale, so need to inspect, but there are many similarities to a proper mobile home.

For the Manufactured and Mobile Homes course, a brief summary of the inspection is as follows:
Manufacturer labels for home and combustion appliances are clearly visible
Propane tanks securely fastened
Roof shows signs of leakage requiring further investigation
Plumbing and vents properly sized and trapped
Representative number of electrical outlets tested and properly wired
North east window cracked and requires replacement
Untreated wood skirting is in contact with wet ground and shows signs of decay. Requires repair/replace with material designed for wet locations

For the Mobile Homes course article selections, I chose “Doing Damage During an Inspection:It’s Your Job” and “Inspecting Electric Fences”.
The first article provides a much better perspective on how to approach items that may be in such a poor state that they are easily damaged through normal use during an inspection.
The electric fences article is helpful with safe ways to test a fence, and to help ensure it is regulated and/or set to a safe voltage for the animals contained and any inattentive humans.

I’m just finishing the manufactured home course.

LOTS of good info! I’m new to the industry and haven’t even inspected one yet, but I’ll have a good checklist after this course.

Here’s a pic that can apply to any inspection.

Food Waste Disposer electric supply wire either not properly clamped in anti-strain bracket OR electrical conduit not properly attached to the Disposer case.
